Yes, Northwood does
have a very active HOA which enforces our deed restrictions. You can
find more information about that and download those documents from
the HOA section of myNorthwood.com. The
current annual fee is $75 per year. Meetings are First Thursday of
every month, 7:30PM. Location: Publix behind Northwood, at SR56 and

What is a CDD, and
how does it get billed. |
|
|
A CDD is another body
similar in some ways to an HOA, except that they look after common
grounds only. The CDD is billed to residents on their tax
bill, which some people pay through their mortgage escrow, while
others pay as they are billed. You can find more information about
CDD's in the CDD section of myNorthwood.com.
The current annual fee ranges from approx $1200 - $1400 per year.
Meetings are first Tuesday of every month, 5:30PM. Location: Land
O'Lakes Library on Collier, past SR54

What is the proper
procedure to put up fence, or other Improvements |
|
|
All improvements need
to be submitted to, and approved by the Northwood ACC prior to any
work being started. Failure to comply will result in fines as set by
Florida State Law and Northwood guidelines. The
form

HOA section |

included in our Northwood fees |

Currently no utilities
are included. The CDD is looking into providing garbage collection
in future, and rolling that into the CDD fee. DSL is not available. |

- Recently the board voted to refinance the bond with a
cash-out option to possibly build a clubhouse or other amenties.
Although the exact value remains to be seen, this will increase
the yearly cost significantly (approx $350)
